Ques.       Does Rossmoor Sales show Listings of other Real Estate agencies?

 

Ans.   YES, we do!

 

But Rossmoor Sales has the responsibility to their Sellers, as does every agency, to show and sell their own clients’ listings whenever appropriate and possible. And historically speaking, in our case, since January 1, 2005 we have been able to happily accommodate 68% of all our Buyers from our own inventory of available homes.

 

However, if we are unable to satisfy a Buyer’s requirements from our own inventory, we do not hesitate to show Buyers the homes of other agencies that may also satisfy their needs. It is our responsibility to fully service our Buyers as well as our Sellers.

 

But, if for some inscrutable reason, you should decide to list your home with an agency other than ours, but still want us to show your home as well, be aware that you must make sure that your listing agency does two things:

 

First, have them make us aware of your Listing’s existence.

Most of the cooperating agencies in this area already do so as a matter of course, but not all. And it’s a very simple thing to do. All your agent need do is e-mail us a copy of the fact sheet of your home with its pertinent data. We will add your home’s information to our database of available properties and be happy to show it for you.

Second, ask your agent to make arrangements that will allow us, and our Buyers, access into your home for viewing.

Some agents, mostly from outside the local area, hang Supra electronic lock boxes on their properties, and then feel that they are fully marketing their Seller’s home. In truth, unless your listing agent is willing to make additional accommodations, these listings will only be seen by Supra key holders and, since we do not fall into that particular category, we are prevented from helping with its sale. This does not give the Seller the full exposure and service they deserve. The easiest solution to this question of access is for you, the Seller, to authorize and instruct your listing agent to leave us a ‘courtesy’ key to your home, which we will keep here at our office, at the edge of the Rossmoor community, for strictly our own private use. And be assured we would never use this key without first calling your listing agency and requesting permission to view your home.

 

Remember, since we are the dominant seller of homes in Rossmoor, to leave us uninformed, or without access, is to severely restrict your home’s exposure to potential Buyers.
